Storage Unit Rental in Dubai: The Real Monthly Cost (VAT, Deposit, Insurance, Pickup and Notice)

Close-up of banknotes, illustrating the real monthly cost of a storage unit rental in Dubai

A storage unit rental in Dubai costs more than the monthly rate on the website. Add 5% VAT, a refundable deposit of about one month, insurance that is either included or charged on top, a one-off pickup fee if you do not deliver the items yourself, and the terms that decide what you pay to leave. At Easy Storage the smallest unit is AED 99 a month before VAT with insurance included, so a six-month stay works out at about AED 88 a month after the term discount plus VAT, and we show that arithmetic below. This guide lists every line that can appear on a storage bill in Dubai, what is typical, and what to ask before you sign.

The eight lines on a Dubai storage bill

Most storage companies in Dubai advertise one number. The quote you actually sign can carry up to eight. The “typical” column comes from Dubai provider pages and mover guides checked in November 2026; the Easy Storage column comes from our published terms.

Cost line Typical in Dubai At Easy Storage What to ask
Monthly rate AED 149 to 350 for the smallest unit; AED 400 to 650 for 50 sq ft From AED 99 for 10 sq ft, climate-controlled Is this the rate for the exact size I need, and is it flat all year?
VAT 5% added to the rate, almost never shown in the headline 5% added (AED 99 becomes AED 103.95) Is the quote inclusive or exclusive of VAT?
Deposit One month’s rent, refundable; some facilities take none One month, refundable When is it refunded, and what can be deducted?
Insurance Either included with a low cap, or charged monthly on declared value Included in the price; insured amount is based on the space and stated in the contract What is the cover limit, what is excluded, who is the insurer?
Admin or registration fee Some facilities charge a one-off AED 100 to 250 None listed Is there any one-off fee at move-in?
Pickup and delivery Usually extra; sometimes “included” with a higher rate From AED 99, depending on location and volume Is pickup priced per trip, per item or per floor?
Lock, key or access card Some charge for a lock or card, or for 24-hour access You keep your own lock and key; 24-hour access included Is after-hours access a paid upgrade?
Notice and exit 30 days’ notice is common; early exit from a discounted term can cost one to two months 3-month minimum; 30 days’ notice to end the contract What happens if I leave before the term ends?

Two of these lines decide most arguments later: insurance and exit terms. Read those two clauses of any contract before the price.

A worked example: 10 sq ft for six months

Here is what a six-month storage unit rental at Easy Storage costs, using only the terms published on our site. The 15% discount for a six-month term is applied to the rate; ask any facility how its discount is applied, because some apply it only to months paid in advance.

Line Calculation Amount
Rent, six months AED 99 × 6 AED 594.00
Six-month discount 15% off AED 594 minus AED 89.10
Subtotal AED 504.90
VAT 5% of AED 504.90 AED 25.25
Rent payable for the term AED 530.15 (about AED 88 a month)
Deposit, refundable One month AED 99.00
Insurance Included AED 0
Pickup, optional, one-off From AED 99 AED 99.00
Cash out on day one Rent + deposit + pickup AED 728.15
Real cost after the deposit comes back AED 629.15 for six months

Run the same sheet for any storage space for rent in Dubai and the comparison becomes honest. A unit advertised at AED 149 with insurance at AED 50 a month and a AED 150 registration fee costs AED 1,404 plus VAT over the same six months, before any discount. The rate was 50% higher; the real cost is more than double.

Storage insurance in Dubai, explained

Insurance is the line people skip and regret. There are three ways it works at storage facilities in Dubai.

Included in the rent. The facility carries cover for your unit up to a stated amount. This is how Easy Storage works: insurance is in the price, and the insured amount, which depends on the space you take, is written into your contract. Ask to see that figure before you store anything worth more than it.

Charged on declared value. You declare what the contents are worth and pay a monthly premium, typically quoted by mover guides at AED 50 to 150 a month for AED 50,000 to 200,000 of cover. More cover costs more, and under-declaring voids the claim.

Your own home contents policy. Most Dubai home contents policies cover goods at the insured address only. Some insurers extend cover to a named storage facility for a small premium, with a maximum period. Ask your insurer in writing; do not assume.

Whatever the route, check the exclusions. Cash, jewellery, documents and anything stored against the facility’s rules are usually excluded, and heat damage in a non-climate-controlled unit may be too. Our list of items that cannot be stored is on the self storage page.

Deposit, minimum term, notice and leaving early

A refundable deposit of one month is standard across Dubai and is what Easy Storage takes. It is returned when you move out with the unit empty and the account settled, so keep the receipt and photograph the empty unit on the day.

Minimum terms vary from two weeks to three months. Easy Storage’s minimum is 3 months, which is also the first discount step at 10%. Shorter minimums usually come with a higher monthly rate, so a “no minimum” offer is not automatically cheaper for anyone staying a full quarter.

Notice is the clause to read twice. Thirty days’ written notice is common and is what Easy Storage requires. Where it goes wrong is leaving a discounted 6 or 12-month term early: some facilities claw back the discount or charge one to two months’ rent. Ask the question before you take the discount, and get the answer in the contract, not by email.

Pickup, delivery and the cost of your own time

Collection from your home is the easiest line to control. Easy Storage charges pickup and delivery across the UAE from AED 99, with the final price depending on your location, the volume and access at your building. For a car-load of boxes to Al Quoz, driving yourself costs nothing but an hour. For a two-bedroom apartment’s furniture, a collection is cheaper than two van hires and a day off work, and it is the same crew that handles our moving services in Dubai, so a move-out, storage and move-in can be one booking.

The checklist to run before you sign

  1. Written quote showing rate, VAT, deposit, insurance, any admin fee and pickup as separate lines.
  2. The exact unit size the rate applies to, in sq ft, and whether it is climate-controlled.
  3. Insurance: included or extra, the cover amount, the exclusions, the insurer.
  4. Minimum term, notice period, and the cost of leaving a discounted term early.
  5. How the long-term discount is applied: to the rate, or only to months paid in advance.
  6. Access hours and whether 24-hour access or a key card costs extra.
  7. Whether the rate is fixed for the term or can rise at renewal.
  8. Deposit refund timing and conditions.

If a facility cannot answer all eight in writing, the headline price is not the price. For a comparison of advertised starting rates across Dubai providers, see our guide to self storage prices in Dubai.

Frequently asked questions

How much does a storage unit cost in Dubai per month, all in?

Take the advertised rate, add 5% VAT, add any monthly insurance premium, and spread any one-off admin and pickup fees across your term. At Easy Storage a 10 sq ft unit for six months comes to about AED 88 a month including VAT and insurance, plus a refundable AED 99 deposit and optional pickup from AED 99.

Is VAT charged on self storage in Dubai?

Yes. Storage is a standard-rated service, so 5% VAT applies. Most facilities quote before VAT; ask for the inclusive figure.

Do I need my own insurance for a storage unit?

Check what the facility includes and up to what amount. At Easy Storage basic cover is included and the insured amount is in your contract. If your contents are worth more, ask your home insurer about extending cover to the storage address or declare a higher value where the facility offers it.

Is the storage deposit refundable?

At Easy Storage, yes: it is one month’s rent and is returned when you move out with the unit empty and the account settled. Elsewhere, confirm the conditions in writing.

What is the minimum rental period for storage for rent in Dubai?

It ranges from two weeks to three months depending on the facility. Easy Storage’s minimum is 3 months, with a 10% discount at that term and 30 days’ notice to end the contract.

Can I cancel a storage contract early?

Usually yes, with notice. The cost depends on whether you took a discounted long term; some facilities charge one to two months or reverse the discount. Ask before you sign.
